WHAT YOU NEED TO KNOW ABOUT RENTING IN THE EVERTON PARK AREA

- Do your researchSpend plenty of time investigating the area. The advantage of renting is that you can move when your tenancy is up, but don’t think too short-term – make sure this is the area you want to live in. If you have children make sure you look into the local schools and not just the nearest one – you may not be guaranteed a place of in fact you may not be in the catchment area for the school of your choice. The best way to get a feel for an area is to visit and have a wander around on foot.
- Take your time viewing propertiesLooking around rental properties can be a bit of a whistle stop tour but if you find somewhere you like don’t just give it a quick once over. Make a checklist of your requirements to take with you and check everything carefully. Does it have fans, air con, dishwasher, security screens. What are the showers like? Are the windows in good condition? Is there fencing for the children. These can all be forgotten in the excitement of the moment.
- Make sure you set up your rent payments correctlyBeing a tenant who doesn’t pay on time is not going to endear you to the agent or the landlord. G Most landlords have mortgage payments to make and if you do not pay the rent on time they will not be able to meet their Mortgage commitments. Get all the finances sorted properly and have the bond, 2 weeks rent organised before you make an application. Set up your subsequent rent payments so they arrive on time and you will be onside with the people you need to call if the plumbing needs attention or your oven doesn’t work.
- Do a full check of the property before you move inIt is exciting moving into a new place but don’t be tempted to skip through the entry condition report without taking the time to have a good look around. If you don’t go through everything with a fine-toothed comb, then you are leaving yourself open to deductions from your bond at the end of the tenancy. Note if carpets are marked and if curtains have been steam-cleaned. Are there any leaking taps and do all of the elements on the cook top work. Once you sign a lease and receive keys to the property you have 3 days to note anything not included on the agent’s entry condition report. Make sure you return the report with your comments within the allowed time frame or you will not be able to refer to them at the end of your tenancy.
- Report Maintenance in a timely mannerAgents are not psychic. You may know that the tap is leaking or the light does not work but unless you take the time to report maintenance to the agent they will not know that work is required. Having the property maintained well is one of the priveleges of being a tenant. A good landlord will also appreciate knowing if something needs to be repaired or replaced so that the value of their property is maintained.
- Make sure your bond has been lodged with the Residential Tenancy AuthorityYou are required to pay a bond on your rental property. Usually this is equal to 4 weeks rent but may be higher depending on the weekly rental that you are paying. Once you have paid your bond your agent must send the bond to the RTA within 10 days. You will be issued with a receipt to confirm that the bond has been lodged. If you do not receive a receipt within 3 weeks of paying your bond follow up with the Residential Tenancies Authority in case your bond has not been lodged or your receipt has been lost in the mail.
Here are a few of the things that you should consider when looking for a property to rent:
- Is the property suitable for your needs (do you have pets or small children that require fenced yards? Do you need to be close to public transport?)
- Are you readily available to inspect or move into a property?
- Have you provided as much information as possible with your application for the Landlord’s consideration?
- Do you have current references for the Landlord’s consideration?
The market is tight and rental accommodation is becoming more and more scarce.
