So how do you identify the best agent for you and your property?
After you’ve done your research and had some initial consultations, you should have a short list of agents to choose from. How did they compare on a professional level? How did you feel about them personally? Were you comfortable with them?
There are plenty of questions to ask but we have narrowed it down to a list of the top 10 questions to ask an agent to help you identify the best person to sell your property.
- Can I trust this person and do I like them?
- How many years of Real Estate experience do they have?
- Have you attended any of their open inspections to see how they operate?
- Are they good listeners and understanding my needs?
- Do they have strong local market knowledge?
- Are they good at their job with a proven track record?
- Will they have my best interests at heart?
- Will they get me the best result?
- Do I have confidence in them and their abilities?
- Do they have a good reputation?
One thing that will generally answer all of these questions and more is Testimonials from Happy Clients! Ask the agent or agents that you’ve short listed for half a dozen or so of their most recent written client testimonials, better still ask them for their phone numbers!!!
A good agent with a proven track record will not only “talk the talk” but more importantly “walk the walk” and should jump at the chance to provide you with a long list of satisfied clients.
Choosing an agent based purely on how cheap their fees are is a risky strategy. Like with many things in life, there is a wide spectrum between something that is cheap and getting value for money.
Commission should never be the main reason to choose a Real Estate Agent, being a Professional Real Estate agent is an incredibly important job and who you choose to represent you can often mean the difference between success and failure.
A great example of choosing the right person for the job is best summed up in this simple analogy when you are looking for professional service provider such as a Doctor, Dentist or a Lawyer you would generally ask around to find out who provides the best services, not who offers the biggest discount or the cheapest fee. Put simply someone who provides the best service should earn the best fee.”
Whilst it can be tempting to go with the agent with the cheapest fee remember, when it comes to selling your home, you get what you pay for and most importantly, if an agent you are considering hiring can’t maintain the integrity of their commission and defend their worth, how can you expect them to maintain the integrity and strength required in hard a negotiation to ensure the best result and price is achieved for your home?
Agents who discount their fees are often lacking in skills and are desperate for business and when the time comes will most likely also sacrifice the price of your home in tense negotiations. Your home is likely one of your largest assets, so it makes sense to go with the best service and company you can find? Besides which is more important, the commission you will pay, or the net proceeds you will receive at settlement?
You should choose an agent based on their track record of sales results in your area and their track record in selling homes like yours locally. You should choose them because you feel you can work well together and because you really feel they will represent your property in the market to its full potential.
Most importantly employ an agent that understands your home, acknowledges its positives and knows how to manage any negatives. It is very possible these agents – because they are very good – are not the cheapest. They are however, worth their weight in gold.

In a nutshell, a real estate agent’s experience, market knowledge and personality are more important than any deals that some will try to make with you. If they offer a lower commission or make any guarantees such as ‘no sale, no charge for advertising’, be wary. Top real estate agents don’t have to discount their services, not because they are arrogant or aloof but because they offer value for money. The few dollars you save on a discounted service won’t make up for the dollars you lose on the final sale.
