Buying a house for the very first time can be a daunting experience, but it can be just as tough for first-time sellers.
 
Finding a real estate agent, picking a price, deciding on marketing and then staging your home can all be very confusing for first-time sellers and this is why it is so important to choose an experienced and understanding real estate agent who can walk you through the process.
 
In today’s blog I thought I would provide some information about setting the right price and choosing a marketing plan, to help those looking at selling.
 
Setting the Right Price – One of the most important factors when selling a home is choosing the right price. You don’t want to set the price too high in case you put off potential buyers but you don’t want to set it too low either as you could miss out on potential profits.
 
So how do you determine the best asking price for your home? Obviously the advice of your real estate agent is invaluable here as they have years of experience and they know what is happening in the current real estate market. Some factors that will be taken into consideration when deciding on an asking price include location of the house; the house’s condition; unique attributes; size of the property; and nearby amenities. Markets trends, competition and recent sales results are also important factors.
 
Setting the right price for your home is possibly one of the biggest factors in helping it sell successfully.
 
Creating a Marketing Plan – Even if you’re home is set for the right price though, it’s hard for it to sell if nobody knows it’s on the market.
 
When going to sell your home, your agent will discuss with you the best options to help you market it. 
 
These days there is a lot that can be done to market your home. Signs, internet, office displays and press are just some of the options that can be used to help sell a home.
 
There are a lot of marketing plans available, so discuss these with your real estate agent. They will be able to help you decide which marketing will work best for your particular property.
 
When it comes to the first stages of discussing your property’s sale, it is so important that you have an agent who communicates well with you and who understands your needs and your personal situation.
