Do You Know Your Garden's Value?

It’s possible that you’ve read on this blog before that there’s a lot to be said for a landscaped garden, but do you really know what value it adds to your home?
 
You don’t need to overcapitalise by spending a great deal of money on your garden, but it’s important to make sure you make your garden a priority if you’re selling your home now or in the future, because you want to attract buyers, especially in harder real estate markets such as we’re in now.
 
Absentee owners should be especially diligent when it comes to selling their property, because they can’t see what state their garden is in if they’re not there, or if they don’t have someone around to tell them. Good agents will communicate any concern about the state of the garden with the seller, but unfortunately it’s not always the case.
 
Spending money on having someone look after your garden can be a great investment if you don’t have a green thumb, or interest in gardening. Neatly mown lawns, no weeds and pruned trees and shrubs are the bare minimum when it comes to presenting your home for sale. If you want to go that extra step though, you can spend time on making your garden more aesthetically interesting and exciting, which may in turn create more interest and excitement about your property from buyers.
 
Take a look at the value of your home and work out what changes to your garden could add value to your home. Make sure you’re not spending more on the changes, than what the increase in value could be. Remember, when a buyer views your home, and they see a lot of work needing to be done, the less they’re going to want to pay. If you take the time and spend a bit of money on removing those potential issues, you could be adding a lot of value, simply by improving your garden.
